Where the data comes from
Public Clark County records. The Secured Assessment Roll (free, ~700K parcels) feeds the parcel master nightly, one letter per night for a 26-day full refresh. City of LV ArcGIS REST provides daily code violations + building permits. Recorder, auction, and delinquent tax data come from manual upload (county publishes PDFs / requires manual export).
Probate detection
No Tyler Portal scraping. Probate / heirship leads are detected by name pattern: ESTATE OF, HEIRS OF, DECEASED, SURVIVING SPOUSE, IRREVOCABLE TRUST, ETAL. The Probate / Estate KPI tile and filter chips read from this same predicate (no Two-Truths drift).
